540 Elmina Street back porchI showed 540 Elmina Street last night to a really nice couple. They seemed to like the house and the location–and the fact that the bathroom and kitchen were new and clean.

What really struck me was that this couple already lived in Greenmont. They found 540 Elmina Street not in Homes & Land or through a realtor, but through the for sale sign in the yard. They found the place while walking their dog. This is a really, really good sign. Healthy neighborhoods have different housing options for folks with different needs, different preferences. In this case, Greenmont afforded an attractive rental situation to this couple. Now that they’re interested in buying a place, the neighborhood offers that, too.

It happened. I put 1028 Charles Avenue under contract yesterday afternoon! Congrats to Loretta and Patrick on taking the first step to becoming home owners!

For those of you looking for a three bedroom, 436 Center Street is a great option. Like 1028 Charles Avenue, it has three bedrooms plus tons of extra living space. HOMES AND LAND AUGUST 2009

A couple months back, the Housing Authority closed on a home on Charles Avenue. We’ve been working on sprucing the place up. Now, all we’ve got left to do is install carpet and replace the kitchen counters. Here’s a sneak peek:

The home has 3 bedrooms, 2.5 baths, a two-car garage, rec room and a huge yard. We’re pricing it at $149,500. The carpet and counters should be in by the end of June. The West Virginia Housing Development Fund is initiating a 3-2-1 buy down program to help families by a new home. The buy down will enable buyers, of new or never lived in homes, to purchase those homes because the interest rates for the first three years will be well below market interest rates.

For example, a home buyer obtaining a 5% loan over thirty (30) years will see that first year rate lowered by 3% to 2%. In the second year, that rate will be lowered to 3% and in the third year, the rate will be lowered to 4%. The rate over the remaining years would be 5%.

This special financing would apply to two Morgantown Homecoming houses: 458 Morgan Street and 806 Madison Avenue. The buy-down program offers a great way to build equity in your new home early in your mortgage–a rare opportunity! Plus, you’ll be buying a great home in a great neighborhood.

It’s been a busy week for 540 Elmina Street. First, FMHA’s construction crew sprinted to the finish to complete the place for last Sunday’s open house. Then, in the middle of all that, the house was shown three times. Next comes the open house. And now the house is getting even more attention, with showings nearly every day this week. This is what happens when you put out a good product at a great price.

Yesterday’s open house at Elmina Street was a great success. It felt sort of party-ish at a couple of points. We had prospective buyers, neighbors, and former residents stop by to take a peek at this great rehab. Here were some of the words and phrases I heard a lot:

  • “I had no idea.”
  • “That’s so neat.”
  • “Look at that woodwork.”
  • “These floors are beautiful.”
  • “I love this kitchen.”
  • “This room is surprisingly large.”
  • “It’s so cozy.”
  • “What kind of floor is that? It’s got to be tile.”
  • “This won’t stay on the market long.”

Maybe I’m partial, but I agree with every word.

It’s been a long road, but our new construction at 458 Morgan Street is now complete! The house has a great lay-out, a roomy feel and great extras like a second floor laundry and master suite.
