It is a great feeling to enter into a contact with potential homeowners that really want the property and will equally care for the home.

540 Elmina Street exteriorDon’t forget that first-time home buyers purchasing this year are eligible for up to $8,000 in federal tax credits. Tax credits aren’t deductions. They are credits that come off of a tax payer’s total tax liability. If your tax liability is less than the credit, you receive the remainder as part of your tax refund.

So if you’re interested in 540 Elmina Street, this tax credit essentially bumps the price down to $99,000. That’s one clean little house for that price. And on 436 Center Street the credit takes the price down to $171,000.

Here’s more information on the first time home buyer tax credit:

  • The tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.
  • The tax credit does not have to be repaid.
  • The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.
  • The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009.
  • Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

Just a reminder that the Greenmont Neighborhood Association meets next Monday, July 27, at 7pm at Gene’s Hot Dogs and BBQ on Wilson Avenue. An official agenda has yet to be issued, but I think parks will be a topic of discussion.

Get ye to your neighborhood meeting, be it Greenmont, South Park, Wiles Hill, Woodburn, Evansdale, or Suncrest. Shoot, that’s a lot of neighborhoods!

The Fairmont-Morgantown Housing Authority welcomes Chris Eckhardt, new Morgantown Development and Sales Coordinator. Chris is replacing Jessie Reckart, Morgantown Homecoming Coordinator, as she leaves the Authority as of July 31.

458 Morgan StreetYou may have noticed that 458 Morgan Street is no longer listed for sale. That’s because after Monday morning at 9AM, the house won’t belong to Morgantown Homecoming and the Fairmont-Morgantown Housing Authority any more! That’s right–we’re closing on another sale.

540 Elmina Street back porchI showed 540 Elmina Street last night to a really nice couple. They seemed to like the house and the location–and the fact that the bathroom and kitchen were new and clean.

What really struck me was that this couple already lived in Greenmont. They found 540 Elmina Street not in Homes & Land or through a realtor, but through the for sale sign in the yard. They found the place while walking their dog. This is a really, really good sign. Healthy neighborhoods have different housing options for folks with different needs, different preferences. In this case, Greenmont afforded an attractive rental situation to this couple. Now that they’re interested in buying a place, the neighborhood offers that, too.
